Business Parks

The City of Sarnia has two municipally owned business parks where land is immediately available for development.

Sarnia 402 Business Park

The Sarnia 402 Business Park is a premier site of approximately 85 acres of land located on the south side of Highway 402 at the Airport Road interchange. This facility, a prestige municipal business park, is situated about 5 minutes (9 kilometres) east of the Bluewater Bridge and the Canada-U.S. border. The site offers development frontage on Highway 402 together with excellent access to Highway 402. The park is fully serviced and zoned for a range of industrial and commercial like uses.


Highway 402 and the Blue Water Bridge complex are a prime NAFTA trade gateway, providing immediate access to Ontario, Central Canada, Michigan, and other American markets.

Sarnia 402 Business Park features include:

Sarnia Research & Business Park

The Sarnia Research & Business Park is a prestige site comprising approximately 214 acres located on the east side of Highway 40 (Modeland Road) south of London Line and north of Confederation Line.


The site is partially serviced and zoned for a range of industrial and commercial like uses. The site offers development frontage on Highway 40 with excellent access to Highway 402 and the Bluewater Bridge approximately 6 kilometres to the west.

The Sarnia Research & Business Park surrounds the 80 acres UWO Research and Development Park (the Research Park), which resulted from a joint effort between the City, County of Lambton and University of Western Ontario. The Research Park is the home of a five building/300,000 square foot complex of prime office space, laboratories, and pilot plant facility

The Sarnia Research and Business Park features include:
